One is the size of your current garage door. you can measure your door from right to left to get the width, and then from top to bottom to get the height. remember when calling for a quote you ask for a door by the width first then the height. so that would be 8 x 7 for an 8ft wide door with a height of 7ft.

Okay, you will also need to consider the type of door you want to replace it with. There are 3 different types. The first one is the least inexpensive - the pan door. this door is non insulated and has an open back if you placed it on the ground it would resemble a cake pan with support stiles down the back of the door.

These door use either torsion springs( the springs that mount above the garage door and twist as the door opens and closes. You can also get them with extension springs. These are the stretchy type of springs that are mounted on the right and left sides of the garage door.

FYI the torsion springs perform better than extension springs.
Cost of pan style garage doors can start at 350 - 520 depending on whether or not you have windows installed. if you have a 16ft wide garage door expect to pay 600- 700.00

The second type of garage door is; a steel back garage door. this door has steel on the outside and insulation in the center and then another layer of steel on the back. these are some of the best garage doors you can buy because they are solid in the center the doors don't flex as much as the pan doors. steel back doors are also very quiet and more durable than single layer pan doors.

if you do purchase on of these garage doors do a little research online. they have what is called an R value. the R value tells you what level of resistance the doors insulation gives against heat and cold. the higher the number the better the insulation value.

Cost: usually double the cost of the door mentioned above. 600.00 - 1000.00 for single width doors and 1200.00 and up for double wide garage doors i.e. garage doors over 16 feet wide.

Finally, you have the clad type doors. these doors are steel back doors with a layer of fiberglass fixed to the front of the garage door. The fiberglass is usually style in a particular design.
There is a problem with these type of doors. Over time they tend to fade because the fiberglass is usually stained or dyed. these door usually start in the 1000's for a single 8 x 7 garage door.

Right now it is a buyer market for garage doors. if you are going to buy a garage door Now is the best time. The market is slow and garage door professionals are desperate for sales. Call around and choose a company that won't charge you to look at the door, companies like these will usually give you a fair deal with great service.

3 bathrooms (guest bathroom, family washroom, master bedroom wash room at least)
4 bedrooms (3 large bedrooms and 1 decent size bedroom)
open concept kitchen (normal wood panel Cabinets good amount of storage with stainless steel appliances )
unfinished basement (not renovated at all still got the pink stuff on the walls)
2 door garage (able to fit 2 vans in it)
and fairly large back yard
